Phases 1–2. LOD 100–300. Spatial massing, site analysis, Tier compliance matrix, and full architectural and structural BIM — validated before a single component is procured.
Phases 3–4. LOD 350–400. 5D BIM. Automated clash detection across power, cooling, and structure. BIM-derived BOQ. 4D construction schedule linked directly to the 3D model.
Phase 5. CFD-integrated. PUE modelled across cooling configurations. Airflow validated before selection. Embodied carbon calculated pre-construction. Energy compliance documentation produced.
Phase 6. LOD 500. COBie-structured handover — all assets, maintenance schedules, and warranties embedded. Transitions to Digital Twin with IoT and DCIM integration post-handover.
